If you are looking for rental accommodation, you can ask the town for an apartment. We have (Suonenjoki town and Kiinteistö Oy Suonenjoen Vuokratalot) apartments of all sizes for rent, from small to 100-square-meter flats in apartment buildings and row houses.

For applicants
We prioritize applicants with the most urgent housing needs, the poorest, those in need, and those with the lowest income.
Anyone can apply to become a resident in the homes of Suonenjoki town and Kiinteistö Oy Suonenjoen Vuokratalot. We base resident selection on social appropriateness and economic need. We compare applicants based on their housing needs, wealth, and income, and the apartments are rented to those who need them most. We give priority to people moving for work, older people who have difficulties managing in their current home, families with children living in particularly poor housing conditions, and homeless people. At the same time, we aim to achieve a diverse social mix and a socially balanced neighborhood. Although we have no income limits, the applicant’s income is an equal factor in the selection criteria for housing needs and wealth, and we must consider income when prioritizing applicants.
We also consider the applicant’s wealth and assess their ability to arrange housing without state support. We have defined the maximum wealth limits that are considered in the selection of tenants. A person with sufficient assets to buy an equivalent apartment cannot be granted an ARA (The Housing Finance and Development Centre of Finland) apartment. The assessment criterion is the sales value of assets/property with debts deducted.

You can apply for an apartment at the housing office (Asuntotoimisto) using an electronic or paper application form.
Fill in and send the form electronically or print the form on paper for submission.
Please remember also to submit the attachments to the application. We require the following attachments:
• Salary certificates of gross monthly earnings from the employer for all employed persons moving into the apartment, that is, the most recent pay slips.
• Tax decision and pre-completed tax return for the last tax decision made and the latest tax slip for real estate from all movers over 18 years of age. When submitting your application electronically, please download these from MyTax as PDF files before completing the form.
• A certificate of the amount of the pension or benefit (gross €/month); for example, a Kela decision on financial aid for students or social assistance.
• Pregnancy certificate if the applicant or the applicant’s spouse is pregnant.
• Student certificates for all students moving into the apartment.
• Proof of the current fair value of the property, such as a sales contract of the property on sale that shows the value of the property.
• A creditor’s certificate is, for example, a summary of loans from an online bank.
• Proof of the immigrant’s right of residence, copy of passport.
• Any other documents the applicant wishes to refer to, such as a medical disability certificate.
The electronic form is available on the suomi.fi service and requires strong authentication with a bank account, mobile certificate, certification card, or eIDAS authentication device. After authentication, you will be redirected to log out of the suomi.fi service and return to the Suonenjoki town website, where you found the initial service.
If you go to another page or close your browser on suomi.fi service, your application will not be transmitted to us.
We will respond to all apartment applicants as soon as possible. If you do not receive a reply, please get in touch with the housing office to ensure your application has been received.
If you are filling in the application form on behalf of a relative, please attach a power of attorney. If you submit an electronic form on behalf of another person, the authenticated user’s identity will be transmitted to the housing office.
The application is valid for six months. You can renew it by calling us or by sending a message to the housing office.

Please read the information on the required attachments from the do this -instructions above before filling in the form. Correctly submitted attachments will speed up the processing of your housing application.
If you cannot log in electronically or do not wish to use the electronic form, you can also use the printable paper form.
The housing office (Asuntotoimisto) processes all rental housing applications in the order of arrival. We select tenants continuously as apartments become available.
We will notify you when your application has been received. If we need additional information on your application, we will contact you. Please send the extra information, preferably via suomi.fi. If you cannot use strong authentication to log in electronically, you can also send your attachments by encrypted e-mail. If you so wish, we will send you an encrypted message to which you can reply securely. If needed, you can also provide paper attachments.
We check all applicants’ credit information. A credit data entry does not prevent you from getting an apartment. However, it can impact the rent security deposit or the contract terms.
Suonenjoki town does not require a rent security deposit for their apartments.
Lease contracts with Kiinteistö Oy Suonenjoen Vuokratalot require a rent security deposit. The deposit is the equivalent of one month’s rent, provided that the applicant’s credit history is in order. With a payment default entry, we require a two-month rent security deposit. If the applicant has a bad credit rating regarding housing, the rent liability must be paid in full, or there must be a reliable plan to pay it. In addition, a rent security deposit equal to three months’ rent is required.
The rent security deposit is invoiced to the landlord’s account. It serves as a guarantee for the entire duration of the lease. It must be paid before the lease contract can be signed.
Lease contracts are signed electronically for the apartments of Kiinteistö Oy Suonenjoen Vuokratalot. When the rent security deposit arrives in our account, you will receive an email with a password and a link to Visma Sign. You can sign a paper contract if you cannot log in electronically.
Suonenjoki town’s lease contracts are signed on paper.
We will return the rent deposit approximately one month after the end of the lease, when you have emptied and cleaned the apartment, returned the keys, and we have deducted any additional bills from the deposit.
After the lease contract has been signed, we will hand over the keys to the apartment to the tenant or their authorized representative (an informal power of attorney is required). We will agree on the time separately within the housing office’s hours. We will take a receipt for the keys that are handed to you.
During housing
During living, you may encounter several issues that you need help with or advice on from the landlord or property maintenance.
You should always contact property maintenance if any equipment or appliance in the house is out of order or if you need advice, for example, on cleaning the cooker hood filter. Save the property maintenance service number on your phone.

You should contact the landlord if you want to renovate the apartment, terminate the lease contract, or notice any activity violating the rules and regulations.
In many situations, using our defect notice form or any other online form is the most convenient way to submit your observations. All our fillable forms for different situations are in the Help and Forms menu.
Regarding rent payment, we advise contacting the landlord sooner rather than later. Our debt collection service is provided by Intrum.

We have established house rules and regulations to ensure living peace for all residents. The rules state a quiet time from 22:00 to 07:00, during which you should pay special attention to other residents with your activities.

The Finnish Youth Housing Association NAL has published an ABCs of housing guide. This guide includes information on how to ensure that you have enough money to live independently, how to clean the drain trap and how to change a fuse.
The responsibility chart specifies the landlord’s and tenant’s responsibilities for maintaining the apartments and related facilities.
Good rental practice requires that you, as the tenant, take good care of the property you rent. On the other hand, the landlord ensures that the apartment has a working refrigerator and stove, that the water fittings work and that the windows are properly sealed. However, as the tenant, you must keep the premises and appliances clean and keep an eye on their condition. You must inform the landlord of any deficiencies you notice.
The liability for costs in the responsibility chart applies only to the repair of defects and deficiencies due to normal wear and tear. Deliberate or negligent wear and tear and breakages will always be charged to the tenant.

Notification of move
You can give the notification the earliest one month before the move, and it has to be done at the latest one week after the move.
Applying for housing allowance
Please state the rent’s reference number, not the security deposit’s reference number.
Agree with your internet service provider about the transfer of the connection.
Most of our apartments have fixed broadband and a cable TV connection, which are included in the rent.

Buy a fire alarm device and the batteries required for it
You need to have one fire alarm device for each 60m2.
The tenant’s responsibility is to change the batteries for fire alarm devices connected to the mains.
Empty the attic and basement closets and take care of the final cleaning of the former apartment.
Return the former apartment’s keys
Suppose your rent payment is in danger of being delayed. In that case, you should contact the landlord as soon as possible to discuss the possibility of payment arrangements. In a temporary situation, short-term arrangements can often be made to pay the rent.
If the rent is overdue, a reminder will be sent, and collection action will be taken by Intrum Oy. Unfortunately, Intrum has no pages in English at the moment. You can contact them by phone to pay the overdue rent or agree on a payment schedule.
Pohjois-Savo Legal Aid office offers free financial and debt advice to private persons. The service is unavailable permanently in Suonenjoki, but you can make an appointment with an economic and debt counselor by phone or online.

In addition, you should leave in the apartment:

• Window opener handle if one is needed to open windows
• Curtain rails (curtain hooks are tenant’s)
• Doorbell
When you move out, make sure that these fittings are in place. You can handily make sure of this when you use, fill out and send the checklist for moving out. Missing things will be charged according to our price list.
In houses without apartment saunas, the residents can use the house sauna. During the week, there are common sauna turns, which are available to all residents of the house. The apartment-specific turns can be booked mainly for weekends.
It is not advisable to use the house sauna or laundry room if you are experiencing symptoms of illness.
The housing office maintains sauna turns. Valid sauna turn lists are available at the door of the sauna department. Some of our facilities have an electronic maintenance system where you can see available and booked turns. You can also request a new one.
Below is a list of locations where you can request a sauna turn via the online service. You can access the service by clicking on the house’s address. The list is updated as the management of the sauna turns in new locations is transferred to the service.
The current parking lists are available on the building’s notice board. Each apartment can be allocated a parking space in its parking lot or an adjacent property’s parking lot. Some houses also have separate guest spaces. If there are no marked guest spaces, guests can temporarily park in an empty space when they visit. If the parking lot has free spaces, the tenant can reserve a parking space for a frequent visitor.
The housing office makes all the changes to the parking spaces.
Many houses have laundry drying rooms, which we warmly recommend using. The drying rooms are equipped with fans that allow the laundry to dry quickly and remove moisture from the room in a controlled way. If you want to dry your laundry in your own home, you should do it in the bathroom or, in summer, on the balcony or in the backyard. It is also possible to install a tumble dryer in many homes.
Some of our houses have a laundry room with a washing machine that residents can use, and it’s included in the rent. We want to remind you that washing machines are not for washing carpets or other heavy textiles. The machines in the laundry rooms cannot withstand the weight of the laundry without breaking.
The laundry rooms have reservation lists. Please book only the time you need from the list. Many machines have quick programs that do ordinary laundry well.
For the time being, using the washing machine in Futuria apartments is still charged, according to the booking list.

Good ventilation and regular cleaning are among the most important factors affecting indoor air quality.

Exhaust ventilation machines mainly provide ventilation in the apartments. A clock controls the machines, serving the entire stairway or the building. The ventilation is enhanced for the expected cooking and showering times.
Some row houses have individual exhaust ventilation units, usually controlled by a cooker hood. In the newer buildings, the apartments have LTO (heat recovery) units.
Ventilation must always be on, even during holidays. If possible, it should be increased for showering, laundry drying, and cooking.
Replacement air is usually provided through vents above or next to the window. In buildings with LTO units, replacement air vents are in the living room and bedrooms. Replacement vents in walls or above windows should not be closed completely, even in frosty weather. You should clean replacement air vents and exhaust air vents regularly. Do not change the position of the exhaust air vent plates. Depending on how much you cook, the grease filter on the cooker hood should be washed once a month. Most grease filters can be washed in a dishwasher.
The picture shows a grease filter on the cooker hood, which can be washed in the dishwasher. The grease filter is removed by lifting it up slightly and sliding it down through the opening. No tools are required to remove grease filters.
Not buying is the biggest environmental action. However, when we must buy some things, the most profitable thing to do is to sell or otherwise recycle the things that are useful but not needed. Several charitable associations in the area accept goods for sale.

Many of our sites have containers for the most common types of waste. Houses that do not have space for all suitable waste containers, for example, paper or metal, can use one of the Rinki eko collection points in their locality. The ecopoints are located close to shops, making recycling very easy. Bring as you come, take as you go!
The easiest place to start sorting waste is in your home kitchen. Many of our homes have four bins in the sink cabinet. Plastic containers take up the most space. Nested cardboard packaging and glass and metal cans fit neatly into two containers under the sink. For biowaste, you can place one few-liter container on the shelf of the sink cabinet. An old plastic box is often sufficient for used batteries. You can conveniently drop paper into a paper bag in the hallway. Suppose your home is accumulating waste that cannot be recycled. In that case, one of the four mentioned containers is still left for mixed waste.
Remember to take large sets of waste, such as discarded furniture or electronic waste, directly to the sorting station.
Moving out
Sometimes, it may be necessary to change homes because of a change in family size, a job or other life circumstances that require a different kind of home.
Termination is always made in writing. The period of notice for an open-ended contract is one month. It starts at the end of the current month, which means you still have to pay the rent for the following month. Please ensure that your electricity contract is valid until the end of the lease. The rent security deposit cannot be used for the last month’s rent.
The termination form will ask for a new address and account number, which will be needed, for example, to settle the balance of the usage billing and refund the rent deposit and any overpayments.
A preliminary inspection of the apartment will be carried out to check for any renovation needs within about a week of the notice. If a telephone number has been left with the notice of termination, the inspection date will be communicated in advance.
Strong identification is required to complete the notice of termination form.
If you cannot identify yourself online, you can also fill out and print the paper form. You can post or bring the paper form to the housing office.

After you return the keys, the landlord will inspect the apartment. The rent deposit will be returned within one month of the end of the contract. The balance billing and any other final bill will reduce the rent deposit.
It is a good idea to fill in the removal cleaning checklist and hand it to the housing office before you close the door to move out. By checking that all the tasks have been completed that are the responsibility of the tenant moving out and that the final cleaning is correctly done, you will ensure that the deposit is returned. When the moving away cleaning has been carried out inadequately, there has been deliberate damage to the property, or if there is any other defect in the property that is not normal wear and tear, the repairs will be charged according to the price list.
If you want to avoid filling in the form electronically, you can print it on paper. You can leave the paper form in the apartment on the kitchen counter with your keys.
To return the keys, leave them in the empty and cleaned apartment on the kitchen counter and send a message to the housing office. You can send the message by email, text, Whatsapp, or the form below. You can also call us during office hours.
